Gatlinburg Falls Resort - Gatlinburg Luxury Cabin Rental Community

 

Gatlinburg Falls Resort is a luxury, high end development comprised of four different secions in Gatlinburg, Tennessee . The main Gatlinburg Falls Resort - Luxury cabin rentals in Gatlinburg and the Smoky Mountainssections of Gatlinburg Falls are named Gatlinburg Falls Resort and Gatlinburg Falls Parkview. While the smaller sections are names Gatlinburg Falls at the Glades and Gatlinburg Falls at the Park.

 

Gatlinburg Falls Resort

In the original Gatlinburg Falls Resort there are 108 building lots on 37.19 acres. Access is from Hidden Valley Road off the Dudley Creek bypass in Gatlinburg - only a couple minutes away to travel to downtown Gatlinburg. The development consists nearly exclusively of rental cabins, most of which have been very productive on the overnight rental program.

Gatlinburg Falls Parkview

Gatlinburg Falls Parkview is located off the Dudley Creek Road in Gatlinburg. It offers probably the best views of any of the Gatlinburg Falls properties. The development consists of approximatly 79 building sites and cabins.

Gatlinburg Falls at the Park

Gatlinburg Falls at the Park is a much smaller subdivision consisting of nine cabins. There are (1) one bedroom cabins, (2) two bedroom cabins, (2) three bedroom cabins, (1) four bedroom cabins, (1) five bedroom cabins, (1) six bedroom cabins, and (1) seven bedroom cabins inside the development. The larger sized cabins offer theater rooms. Also, the cabins feature playhouses in trees and other amenities. The development is located off Gnatty Branch Road (off the Spur) and has two roads - Holly Forest Way and Park Boundary Way.

Gatlinburg Falls at the Glades

Gatlinburg Falls at the Glades is once again a smaller development located off Glades Road in the Gatlinburg Arts & Crafts Community. The subdivision has six cabins located off Glades Road and Cole Lane. These cabins are primarily larger cabins with theater rooms.

The main subdivisions of Gatlinburg Falls Resort and Gatlinburg Falls Parkview offer community pools and Gatlinburg Falls Resort (off Hidden Valley Road) has a playground as well. The overnight rental cabin management is handled primarily by Gatlinburg Falls Resort. High speed internet and cable TV is available from all of the cabins and cable TV is included in some of the HOA fees. There are a large number of cabins in the development that have theater rooms - especially in the smaller subdivisions such as Gatlinburg Falls at the Glades and Gatlinburg Falls at the Park. Gatlinburg Falls Resort has some of the highest gross rental incomes of any Gatlinburg cabin development with some one bedroom cabins generating up to $50,000 in gross rental income. The cabins are generally very well built and tastefully decorated inside the cabins. The vast majority of the cabins come completely furnished with games galore such as a pool table, air hockey, darts, foosball, arcade games, etc.

Gatlinburg cabin with theater room - Elk Springs Resort - Rental cabin community in Gatlinburg, TNThe cabins vary quite a bit in size from 1 bedrooms to 7 bedrooms. Architectural guidelines are in place to have a consistency throughout the different sections of the development.

I consider this overnight rental cabin development to be one of the very best for Gatlinburg cabin rentals. The cabins are very well built, are in close proximity to Gatlinburg, have a proven rental history, and many cabins have excellent views.

General Price Range

Prices within the development vary tremendously depending on the size. Foreclosures or short sales have sold for as low as $159,000 within the development and some homes have sold for well over $800,000. Most of the cabins that are not foreclosures are priced in the $250,000 to $500,000 range. However, a large portion of the recent sales have been foreclosures or short sales with more short sales than foreclosures.

Other/Miscellaneous

Gatlinburg Falls Resort offered special incentives to buyers when the cabins were under construction such as zero rental commission for a certain time period. After that time period expires, the rate the rental management company receives reverts to a typical amount for our area. Most of this time period is up for the vast majority of cabins, which in part has caused a fairly large number of foreclosures and short sales. While gross rental incomes remain high, in my opinion, several buyers didn't save an extra "cushion" for when the management fees got bumped up to the normal percentage rate. This, in conjunction with the high prices paid when the cabins were first built at the peak of the market has caused the fairly high number of foreclosures and short sales within Gatlinburg Falls Resort.

The development was completed by a group out of South Carolina under an LLC. Some of the members include Richard Strauss and Thomas Buxton.

 

Positive Aspects
  • Great architectual details
  • Community pool and playground
  • Wide, easily traveled roads.
  • Convenient to Gatlinburg (approximately 2 minutes from the main Gatlinburg Falls Resort!)
  • High Speed Internet & Cable Available
  • Luxury properties with quality construction and materials used.
  • Restrictions to protect your investment.
  • Luxurious furnishings
  • Some cabins have good mountain views.
  • Has city water
  • Various sized cabins (1 BR, 2 BR, 3 BR, 4 BR, 5BR, 6 BR, and 7 BR rental cabins)
  • Many cabins have very nice theater rooms
  • Very strong rental histories from overnight rental cabins
  • The different sections offer a little different taste of the Smokies. Gatlinburg Falls at the Glades and Gatlinburg Falls at the Park are more wooded and remind one more of a peaceful setting with ample space between the cabins. Gatlinburg Falls Resort and Gatlinburg Falls Parkview are spaced much closer together, but many offer great mountain views and are closer to downtown Gatlinburg.
  • Prices (of foreclosures and short sales) are now becoming fairly aggressively priced in comparison to the rental income generated.

Negative Aspects

  • Not a very high percentage of the cabins have great views
  • HOA fees are fairly high and are based not only on which section the cabin is located, but by the number of bedrooms. For instance, a 4 bedroom cabin incurs higher HOA fees than a 1 or 2 bedroom cabin.
